SPECIAL OFFER: RENT CONCESSION & VOUCHER
THE PROMOTER
a. The Promoter is Greystar Europe Holdings Limited of The Gilbert, 40 Finsbury Square, London EC2A 1PX (the ‘Promoter’).
TERMS
a. These standard terms and conditions (‘Terms’) constitute the entire agreement between a Resident and the Promoter with respect to the matters set forth herein, and no oral statements or prior written matter not specifically incorporated herein shall be of any force or effect at the time of entering the Promotion and/or redeeming the Reward.
b. These Terms apply to the Promotion and by submitting an Entry you are agreeing to be bound by these Terms.
PROMOTION PERIOD
a. The Promotion shall open for new applicants at 9:00 AM 6 November 2025 (the ‘Opening Date’) and close at 11:30 PM on 31 December 2025 (the ‘Closing Date’). We reserve the right to terminate, modify, or suspend this promotion at any time, for any reason, without prior notice.
b. To enter the Promotion and to be eligible for a Reward, you must have completed and/ or met all seven (7) requirements at section 4 a below as determined at the sole discretion of the Promoter by the Closing Date.
(‘Entry’ and ‘Entries’ shall have the same meaning).
c. All Entries (i) received after the Closing Date, and/ or (ii) that do not meet all Eligibility Requirements are automatically disqualified.
d. The Promoter will not accept:
- responsibility for Entries that are lost, mislaid, damaged or delayed in transit, regardless of cause, including, for example, as a result of any equipment failure, technical malfunction, systems, satellite, network, server, computer hardware or software failure of any kind; or
- proof of transmission as proof of receipt of Entry to the Promotion.
ELIGIBILITY
a. The Promotion is open to people who have completed and met all the below six (6) requirements (‘Eligibility Requirements’):
- Have submitted an enquiry form at the participating Momento Hayes property for the ‘tenancy period date’ or minimum of 12 months contract before the Closing Date; and
- Have received a written acceptance of your offer form from the leasing team,
- Be aged 18 or over
- If referencing criteria is not met and passed then we reserve the right to decline the offer
- All applicants need to pass eligibility criteria and demonstrate that their employment income is at least 2.66 times the annual rent amount. This promotion is not available to applicants who rely on guarantor income to meet the eligibility criteria.
- Contract start date needs to be no later than 90 days from the offer submission date.
b. Any terms not defined in these Terms shall have the same meaning as defined in your Tenancy Letter and Tenancy Agreement.
c. In entering the Promotion, you confirm that you are eligible to do so and eligible to claim a Reward.
d. The Promoter may require you to provide proof that you are eligible to enter the Promotion.
e. There is a limit of one Entry to the Promotion, per apartment. Entries on behalf of another person or apartment will not be accepted. The Resident cannot use this Reward offer in conjunction with other offers.
f. Should the resident wish to terminate the contract earlier than the contract end date, any rewards will need to be paid back in full.
THE PROMOTION
a. Residents who submit an offer form for a standard studio, one- two- or three-bedroom units before the Closing Date will be eligible for six weeks concession for their first 12-month contract to be allocated at the 3rd calendar month of the contract. A minimum 12-month contract applies for all offers for a studio, one-, two- or three-bedroom apartment. Referred to as the ‘Reward’.
b. The promotion will be applied automatically when redeeming the reward online.
c. Residents who are eligible are responsible for all other costs and arrangements associated with their Tenancy Agreement, including any necessary travel documents, passports and visas.
d. Student residents are not eligible for the concession.

- The 8 weeks free offer is extended to one bedroom apartments.
- The 8 weeks free offer is extended to two bedroom apartments.
- The 8 weeks free offer is extended to three bedroom apartments.
At Momento Staines-Upon-Thames, from 18 November 2025 to 28 February 2026
- The 6 weeks free offer is extended to one bedroom apartments.
- The 6 weeks free offer is extended to two bedroom apartments.
- The 6 weeks free offer is extended to three bedroom apartments.
ANNOUNCEMENT
a. The Residents who have successfully submitted an Entry will be contacted by the Promoter within 48 working hours using the telephone number or email address provided with the Offer form. The Promoter will clearly advise how to claim this offer.
LIMITATION OF LIABILITY
a. Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any Resident and/ or entrant or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion and/ Reward except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.
b. The Promoter accepts no responsibility for any disappointment of any kind suffered by any entrant in entering the Promotion, including as a result of any entrant being rewarded or not rewarded with a Reward.
GENERAL
a. The Promoter reserves the right in its absolute discretion to disqualify any Entry and/ or Resident if it has reasonable grounds to believe that an entrant has breached any of these Terms or any applicable law.
b. The Promoter reserve the right to cancel or amend all or any part of the Promotion and/or Terms without notice.
c. This Promotion is subject to limited availability and will be available on a first come first served basis.
d. The reward cannot be redeemed in conjunction with any other offer or promotion.
e. These Terms shall be governed by the laws of England and Wales.
f. The Courts of England shall have exclusive jurisdiction.
EARLY BIRD EXCLUSIVE
Only available at Momento Staines-upon-Thames. Now Leasing.
NO HOLDING FEE REQUIRED
a. No holding fee is required to reserve an apartment providing the applicant proceeds with referencing process.
b. The selected apartment will still be reserved for the applicant. In the event the applicant does not proceed, or does not pass the referencing process, then Greystar reserve the right to cancel the application.
c. Deposit and initial monies are only required 7 days before the contract start date.
POST TOUR CANCELLATION
a. Applicants can provide written confirmation that they would like to cancel their application within 48 hours of visiting their selected apartment.
b. This only applies to applicants who have reserved an apartment using the Early Bird Exclusive.
MOVE READY
a. Once an apartment is reserved, applicants will be required to go through a referencing process, carried out by Homeppl, who will carry out the assessment of your eligibility to enter into a tenancy agreement.
b. The process time is mainly dependent on your ability to complete the online application form, and on your referees’ availability.
ALTERNATIVE ACCOMMODATION
In the highly unlikely event of a delayed completion, where your apartment is not ready on your move-in day, we will offer you alternative accommodation options in one of our nearby buildings. We will also cover the cost of moving into your new apartment from the temporary accommodation once the apartment is ready for you.
APARTMENT SWITCH
a. Applicants will have the opportunity to change their selected apartment post tour subject to availability and meeting minimum income thresholds.
b. Applicants will be required to pay the current market rent for the new property which could be more or less than the previously selected unit.
EXCLUSIVE RENT CONCESSION & VOUCHER
Applicants who reserve an apartment will benefit from a 6 week rent concession and a £500 voucher. The concession will be applied in the 3rd month and the voucher will be provided upon move in. See ‘SPECIAL OFFER: RENT CONCESSION & VOUCHER’ for further terms and condition.
